Rockingham County Economic Development has announced that WhiteFiber Inc., the AI division of Bit Digital, has officially acquired a 96-acre, approximately 1 million-square-foot former industrial site in Madison, North Carolina. The company plans to retrofit the property into a state-of-the-art high-performance computing (HPC) and artificial intelligence (AI) data center campus.

“North Carolina’s leadership in high performance computing started decades ago with our research universities, the Research Triangle, and our focus on the future,” said North Carolina Governor Josh Stein. “WhiteFiber’s decision to join our state’s IT community will help bring the next generation of computing excellence to North Carolina.”

“Securing this site is a meaningful step in scaling our AI infrastructure platform,” said Sam Tabar, CEO of the Company. “The location, size, and power profile make it a rare asset, and we believe it will be foundational as we meet accelerating demand from AI customers and pursue long-term value creation for our shareholders. We acted decisively to secure what we believe will be a cornerstone asset for our Company.”

The facility has immediate access to power. WhiteFiber has secured a Capacity Agreement with the local utility for 99 megawatts (MW), with 24 MW expected to be online by the end of 2025. A preliminary feasibility study supports scaling capacity up to 200 MW over time.

Strategically located in North Carolina’s Piedmont Triad, the site is within a 100-mile radius of Charlotte, Raleigh, Greensboro, and Winston-Salem, and just 10 miles from the Virginia border. The region already hosts a number of hyperscale data centers, and WhiteFiber is actively negotiating with multiple HPC tenants. The proximity to major metropolitan areas also makes the site well-suited for AI inference workloads.

The Company has engaged in securing local and state-level tax incentives, employment support programs, and utility-related abatements to support the project’s development. The Company has been working closely with local and state officials, economic development agencies, and utility partners whose collaboration has been instrumental in advancing the project.

“We are thrilled to welcome WhiteFiber to our community,” said Kevin Berger, Chair of the Rockingham County Board of Commissioners. “Their planned investment of over $1 billion will be a tremendous boost to the County and Town of Madison and we welcome the creation of more than 60 jobs with an average wage of $67,000.”

“The Town of Madison is excited to have WhiteFiber invest in our community,” remarked Madison Mayor William Phillips. “Transforming the former Unifi facility into a state-of-the-art AI data center campus is a remarkable step forward for our local economy.”

The Company is using cash on hand to fund the $45 million purchase. As part of its capital planning strategy, the Company previously utilized its at-the-market equity program to strengthen its balance sheet in support of strategic growth initiatives. The Company is engaging in a commercial mortgage financing process for the site.
