The Danville Planning Commission unanimously approved some proposed new apartments in the River District on Tuesday. Belk Architecture in partnership with 18F Danville, LLC, is proposing to renovate 18 Floyd Street into 41 multifamily dwelling units. 

18 Floyd Street is the former Morotock Manufacturing Company building. The building is 32,000 square feet and was constructed in 1907.

The apartments will be 35 one bedroom and six two bedroom units. The plans for the building include brick repairs, replica historic windows, and a refreshed ghost sign that will honor the building’s past.

A waiver of the maximum density is permitted by Special Use Permit in the TW-C, Tobacco Warehouse Commercial District. Amending the Zoning Code to allow a waiver of maximum density in the CB-C district creates consistency within the River District and promotes the Comprehensive Plan’s goals of encouraging adaptive reuse, urban residential development, and revitalizing underutilized properties within the River District.

Danville City Council will vote on the proposed apartment on June 3. The developers are hoping to begin working on the new apartments in July.
